The Appraiser's Water Cooler

THE "Social Network" for Real Estate Appraisers

I have been baraged with faxes from Amerisave Appraisals to "update my info" but I'v never heard of them. The marketing seemed suspecious so I goggled them and found several complaints and this little piece:

BBB Activity on Amerisave Mortgage
BBB Complaint Record:

“BBB processed a total of 145 complaints about this company in the last 36 months, our standard reporting period. Of the total of 145 complaints closed in 36 months, 57 were closed in the last year.”

Have any of you heard of them? any comments? with so many appraisers looking for work some folks are preying on them so wanted to put this out for comment.

Amerislave? Sounds like your typical AMC. That B.S. about updating info you never gave them in the first place is a scam. Don't fall for it.

Hi Marco

I agree with you. Just wish I knew how to get them to quit sending me daily faxes asking me to update.

They don't pay their bills. Nuff said

Thank you Gregory

You may have saved some of your fellow appraisers a headach, which was my point in the beginning. Putting some light on the scammers that take advantage.

I appreciate this website. I just found it researching Amerisave. What they are doing to me is sending an e-mail that I have an order, almost once a week. When I go in to accept it, the website ALWAYS says, "already been accepted by another appraiser." The e-mail was sent at midnight. I can't believe there are appraisers "jumping" at the chance to do business with these people. I've felt like this was a scam all along.

I got the same fax from Amerisave. I called them and there has been no response just more faxes.

Hi Cynthia,
Just learned about the Water Cooler and the first thing I see is your complaint...
I DID open my "profile" and noticed they wanted my Social Security Number (Tax ID) !!
Any one that employs an "Independent Contracter" (which is what we are) the IRS info goes through a 1099 MSC and the Payor( in this case Amerisave) does not need your Tax ID until the next January.
Also I saw a lot of Scam Reports on the Internet from people that tried to get a loan thru them.

That's all I have

Greetings
Gerlof

I did an appraisal for them. It will be due for payment in a week.
Will keep all advised. I billed $425 for an $800k SFR Report in California.
I made sure to advise homeowner that he wopuld need to pay for the report if Amerisave
failed to pay.

Just a word here. Unless the homeowner was your client, you cannot ask him to pay for the appraisal. If you do COD work, your invoice should read, "borrower paid on behalf of the client."

Just a follow-up on Amerisave.
Report completed 02/12/2009 and finally got paid 03/20/2009 after numerous phone calls. But they paid!
Had to resubmit the invoice to a dedicated email for past due invoices. Geesh.

Second follow-up to Amerisave.
The homeowner of the property I appraised and got paid on called me and informed me that
Amerisave did something of a bait & switch on him, I did not ask if it was rate or term or fees that were altered. He said that he refused to sign the closing documents because of "discrepancies" and the 8 weeks it took to get to closing.
