THE "Social Network" for Real Estate Appraisers

I have been asked to appraise a partial interest in a property (two owners-one died). I received a question from the client: "Did the comparable properties have a similar situation that would have impacted the value? (Answer No). Is there a way in appraising a property to quantify that reduction in value? Before I take on the assignment, I want to ensure that I am not missing anything. Help!
