There is a program called DataMaster that caluclates and fills out the 1004MC form. The only drawback is that it is only available in certain areas. It also exports the subject and comparable information and puts it directly into the report. The website is datamasterusa.com

has anyone done a 1004mc for a condo? If so would you be willing to share your comments on the summarize the above trends and address the impact on the subject unit and project protion? I am trying to formulate a cohesive thought pattern and am drawing a blank as to what verbage to use. I just need a few ideas. I'll buy you a toaster..:)

TADA! Appraisal Services understands that appraisers can complete the Market Conditions Addendum to the Appraisal Report (1004mc) by utilizing excel spreadsheets and/or other data aggregation tools. If you are new to the 1004mc form, this process may take 45 minutes to an hour, but with time and experience this could be shortened to 15-20 minutes per form.

If you would like to get the form completed under 5 minutes, I suggest trying the 1004mc Form Analyzer by TADA! Appraisals. The site is currently offering a free and will cost under $10/month without the need for cutting or pasting or opening up the dreaded Excel spreadsheet. The site is currently MLS Compatible with the following Multiple Listing Services: Rappatoni, Paragon, MRMLS Matrix, MLXchange and Tempo.

OK so we have all been discussing the 1004MC (mostly fees and such). What about verbage...I have a few prime quotes I recently added and am willing to share. I'd also be curious to see what others think and have started putting into their reports.

Just a little heads up. I do a little work for a few management groups and they are trying to give us $30 to $40 extra to cover the fee of the new 1004 MC form and they say we set the prices? Now what you don't know try calling into raise you prices. You will find out most of them are preparing there clients for a delay to lower everyone’s bottom $$ they think going with out work for a week or two and we will cave and take what they give use. I don't know about you but, I have too much work I can't keep up and over due for a vacation! Everyone that works for the management groups needs to call in to raise the prices that way this over loads the management groups and makes the right fee increase faster instead of letting them play games with use.

New member here. Hello to all.
I have a question that doesn't seem to have come up here yet. I have a business partner and between us, we have a very broad territory in central California. Our area of service encompasses several counties and several Multiple Listing Services. It is impossible for us to subscribe to every MLS in every county. It is economically unadvisable because we may not do but one appraisal in a particular county in any timeframe. We've relied on information gathered from public records and available sales and listing information from internet sources other than the county's MLS. Unfortunately, it is extremely time-consuming to do things this way in order to fill out the 1004MC.
What I'd like to know, is whether there are any fee-based services available now where all the infomation for the 1004MC can be found and imported for any county? Or, if not imported, then at least made available in a quickly understood format that can be transferred manually to the form?
What we need is a statewide MLS system, which is in the works in California, but there's no definite timeframe for that to happen. We're just trying to make things as cost-effective and simple as possible without having to give up assignments in areas just because we can't find the necessary data for it.

I've looked at all solutions for the 1004MC and I gotta tell you about SMART. It is by far the best in my humble opinion! Go check it out for your benefit, it is on the cutting edge very user friendly and so easy to work with. Try it you'll like it...

In the course workbook, I included starter statements for each section of the 1004MC. Begib there, change them to what is appropriate for the assignment.

Additional $40 WOW........ Now how much are they going to lower there fee's for a URAR? My guess would be $40
