THE "Social Network" for Real Estate Appraisers

I received this email from Jacqueline Heyne tonight below. If there is anyone that offer advice to her, please do.

"Hi Bill my name is Jacqueline Heyne and I am in St. George, Utah. I have been an appraiser for 30 years and am confused as h==== about this 1004ms form. Utah is a non disclosure state and our MLS is horrible. Can you help me figure out where to go to learn how to complete this form. I use Bradford "click forms" and just recertified. I could not find a CE class aobut the form. I need help!!!! So let me know if you have any ideas for me.

I am afraid I cannot be too much help and I am in the same boat. We have several counties which realtors do not use MLS, don't care about the 1004MC, or our problems regarding it, as well as the PVA's do not retain any stats. But, I do have a small amount of help for you regarding the 1004MC. I have already had to fill one out. I did add comments in the MC regarding the situation in my area as well as adding the statement that until realtors and government offices are held to the same standards we are, this form is nothing more than a couple more hours of work for me. But, I vent... Here is what you need for help. I purchased a book through Forms and Worms, it is on the web. It is written by Henry S. Harrison. It is called Market Conditions Addendum to the Appraisal Report. This book gives line by line details on how to fill the form out and what they are looking for in the 1004MC. It has comments that can be copied and used in the appraisal report as well a a CD with a case study of an appraisal using a condominium complex. Hope I have helped you a little.

I too am in a non-disclosure state. The MLS system is pretty good, but does have it's limitations. In the Appraisers Forum some mentioned to just do what you can and explain why you can not with the rest, as told by an FHA rep. Some MLS system have helped out the appraisers, mine is hesitant at this point. I think that many just want the push button option. There will be times where you are going to have to print them out and go over them. Before the 1004MC I would always take the extra time to go back 2 years to get an understanding of what has been happening to the subjects market and then add them to my files.

I also think that FNMA has royally screwed up and can tell heads from tales with their own data. Plus I think this 1004MC is just another way to datamine our info from the AMC's and other scrupulous AIready users with little to no compensation.
