Good Morning all! I just heard rumor of another local lender moving towards a round table of appraisers after a month of frustration with AMC's. I do believe local round tables will be the wave of the future for lenders to be able to compete in this market most successfully. Being able to guarantee there will be a local appraiser on the job that has proven their knowledge and integrity is a big selling point to agents that are working to sell homes.

Has anyone out there had any direct experience with their local MLS about capturing status counts by day??

Hi Bill

thank you for posting the Russell Johnson correspondence. This appliance issue is definately a "MOVING TARGET!". So from a liberal intreptation of his comments, most dishwashers are slide in, you dont modify the counter even if it slides under the counter (is he calling this personal property? or just saying its ok if its not there?) and if the range/oven slides between two sections of the counter it is a slide in and not built in so personal property. How are you intrepting his comments? I think they take mandatory classes in "how to speak to be vague". What appliances would they then not consider "removable"? Most all appliances are now standard sizes and can be replaced without modification to cabinets, "removable"?

Maybe if they were out in the field a bit and ran into specific instances they could write clearly.

Tom is correct with respect to so-call “slide-in” appliances; a detail that apparently become policy a couple of months ago, but which I (unfortunately) only became aware of this morning. My apologizes for the confusion. The appliance issues seems to be a moving target, which most of us (here at the SAHOC) cringe every time the question arises.



I believe the definition of “slide-in” would include either gas or electric range/ovens or a “free-standing” dishwasher the placement of which does not affect or would not result in special modifications to cabinetry or counters. Such appliances may be considered personal property absent any jurisdictional laws, codes or ordinances dictating otherwise.



On-the-other-hand, a dishwasher (or any appliance) designed to “slide-in” between cabinetry and under a fixed countertop should be considered real property and replaced if missing.

Hey Mark...I am feeling guilty for not replying. hee hee. I have actually had a few orders this week YAHOO and of course getting ready for all the fam next week as they come home with their families and girl friends. But re: 1004 MC...I have not really looked at it solidly. I better get on that and get ready to use it! As soon as I get some input for you I will speak up! You know me!

Anyone out there gearing up for the 1004 Market Conditions 2 page?? The median statistic discussion should go further too - I see several replies in support of the median. Would I be the only one using the average??
