SMART Tip: Using "Graph Addendum" Feature To Create Charts & Graphs That Impress and Inform....In About 2 Seconds!

FIRST: Sorry for my absence. THE 1004 MC HAS BEEN A MAJOR "NON-ISSUE" FOR ME. I am so very thankful to be a SMART Subscriber and have not had to spend even 30 seconds on the forums or on A.W.C. getting advice on "What's the Excel formula to calculate this.....?" or how to perform Regression Analysis. S.M.A.R.T. Appraiser not only very quickly calculates the answers needed to complete the 1004 MC, but also helps the user actually analyze their market, understand their market in picture format and allows them to see trends in their market that they didn't know existed......all of this so I can invest my time better serving my clients. In developing the 1004 MC, Fannie Mae's goal was not just to get us to check more boxes, but rather to see our "sub-market" market in "current" action and be able to apply what we're seeing into value decisions. It's all in the 1004 MC Tool you choose to employ! What has been an issue is keeping up with the huge surge of appraisal orders this year....haven't been getting much sleep since mid February.

The Graph Addendum includes 3 major pages - The General Trends Page, The Important "Sub-Market" Trends Page (those comps that are actually comparable to your subject property) AND the More Charts Page for "Average Days On Market" and "Number Of Sales". The "Graph Addendum" gives your reader a "word picture" of your market, which documents your findings for Page1 of the FNMA 1004.
