I am unsure as to how accurate because of Gustav. We are about 120 sales off from June & July and about 35% from last August. That is why I waited until today to run them. I thought perhaps some didn't get logged in the MLS but they have been the same since the 1st.

Jay, Yes, SMART does this for us, it's in my video where I show you this at http://www.appraiserswatercooler.com/video/smart-appraiser-fannie-mae.
In my 14 minute video, I showed where the REO rate from SMART was 18.73%.

However, manually, in my Solid Earth MLS, we can choose "More" and choose "REO" Yes or No. Setting Yes, pull up all REOs in your MLS, but not in your market. You really need to read this article to understand that up to 70% of all REOs in your market may never be listed in your MLS: http://activerain.com/blogsview/927638/The-Landmines-Within

How do I abstract "foreclosures/REO" data from my MLS? Just manually look at the notes sale by sale? On 50 sales that seems a bit much.
And... how does SMART abstarct this data? Are foreclosures a category with Solid Earth? Im messing around with downloading Solid Earth data now...
