Don - I saw a post where you were looking for the "Files" section of the Appraiser's Water Cooler. There is no "one" files section. You can upload a file from any reply or posting screen (look in the toolbar for the thingy that looks like a sheet a paper) or from a Group page!
I get it. No problem - I can make the calculations - I haven't posted the Excel extraction onto your template yet, so I wasn't sure if I could extract the extra column with the data and then just paste the first 11 onto your template. Then I will paste the full onto another spreadsheet and calculate the concession percentages like I already do. It's impossible to do it without manually editing each field that has a comment converting the concession info into something usable. But I will do just that. Thanks again.
OK I won't add a column. What we need to calculate is the percentage of concessions on a sale and then get a trend- It necessitates, unfortunately for automatic calculations, reducing any comment about concessions into a dollar amount, and then a percentage of sales price. With the variety of ways agents put in the info if at all, it's a pretty manual process. I just thought if I could put it in the date being brought into Excel, then I could manipulate it without having to go back in to MLS for another search. Wait - I could do that couldn't I and bring it into Excel, save it and then just bring columns 1 thru 11 into your spreadsheet?
Thanks for the response - you really are doing a wonderful thing for appraisers with your tools. I just got "accepted" by the Yahoo Group and went right in to the link and downloaded ALL of your tools. I look forward to a short learning curve and putting them to good use. Tell me, is it a bad idea to add an 11th or 12th column to the data that is exported from Excel so as to also bring over the sales concession information? Will it interfere with the merge into your spreadsheet set up? Should I extract that info separately?
Your excel spreadsheet for the 1004MC looks phenomenal!! I can't wait to try it out. I am awaiting "approval" from the REAA Yahoo Group to become a member so I can find the link to download it, and your other forms if they are available. Thank you so much for the freeware. You are a class act, and I look forward to another presentation from you in the future.
