I have to chuckle about this issue in order to keep my sanity. As a former "guberment bureaucrat" they (FNMA and Overseer) are "painting the train as it pulls out of the station!!" What is frustrating is I have paid in both time and $$ on training...

Thanks to all of you who took the time to reply with your valuable and especially helpful experiences. Brian, thank you so much for the video, very helpful! I do own and use the USL Documenter II and find it especially helpful for FNMA 2055 Exterior Only reports. I highly, highly recommend the USL Documenter II.
Instead of creating a USL Doc file for each report, I've created 1 standard template for FNMA 1004 Refis, Purchases, Other (Divorce, Succession, etc..) and 1 Standard Template for FNMA 2055 Exterior Only. I have these in pdf format and attach them to the rear of my appraisal pdfs.
One reason I'm so sold on the USL Documenter II is from what I discovered in the Avoiding Residential Appraiser Liability Appraisal Institute Seminar in 4/2007:
“Appraiser Notes” are original, written content made by the appraiser and the courts give much more weight to “Appraiser Notes” than they do the extra 3-4 pages of Appraiser’s Certification verbiage from within the actual FNMA 1004 form. In other words, the courts haven’t had a tendency to rely upon the “fine-print” on the appraisal form.
The USL Documenter II helps me create these "Appraiser Notes" which are so helpful in an appraiser's defense in court.
