Interesting Lori, I just had a conversation about this with a AR here is sunny southern California. I did notice that the AMC's wanted Certified and above. Since I need 34 more completed report to qualify for the AR exam, I was just thinking that ...

When things were normal, an appraisal approaching six months would be the subject of an update. Today a report approaching six week would be the subject of an update. If our reports can have an expiration on our value of opinion, then why is it a ...

Got it. It seems logical.

Josh, I am with you on this; I have maintained from the start of this defacto regulation that this type of situation will continue to happen until we start to organize against those that organize against us. But unfortunately the past 30 years of ...

Thank you Sandra, This info is a bit disturbing. I can see it if your major client simply removed your name from anything that goes to Chase, but I don't understand why they would remove your name entirely. There is something not right about that;...

Sandra, I have asked you twice about this statement in you original post. Is this statement accurate; and if so, can you verify it as such? This is a very frightening state of affairs if true. The statement was, "Due to my being "blacklisted" from...

Sandra, As a fighter from way back, I think that Glenn is giving you some good advice. He is correct about the banks and their financial power. In my local paper Sunday was an article about the appraisal industry and how the new rules were negativ...

No, I am a California state licensed appraiser. I know of appraisers that have received this same letter. Looking at the realist it is clear that the appraisals in question were in default. Look up the property that is the subject of your review a...

Thanks but not necessary to send further information at this time. I have read several stories. But I do find it interesting that since you received the letter, you haven't received anymore assignment. Do you believe your name has been sent to all...

This is happening all over the country. I am a member of Appraiser Forum and they have been discussing this for a while. I can tell you that I have had review appraisals before and the review appraiser always signed the report. Some appraisers tha...

Sandra, Out or curiosity, did the review appraiser sign the report, or was that part blank?

Delinda, Being that there is no such thing as an "appraisal update," I would think the answer to your question is yes. March was six months ago. You will have to seek new comps which means a new research date and you will have to assign a new effe...

Hi Darrin, I am not sure I understand your question clearly enough, but it seems to me that you are in a no win situation. I recently completed an assignment in San Diego. I used 90 day comps, and gave an opinion of value. I also noted through the...

I have a theory. You didn't have a relationship with your AMC's and now you have more competition. The people you are competing with used to work as fee for hire with their own appraiser/broker relations; and, appraisers that work cheaper than you...

Well gator fan, it certainly looks like a full report. They want adjustments, interior and exterior photos in some cases, sometime you can do a drive-by, but most importantly, they want an opinion of value. It is called a Broker Price Opinion, but...

I would appreciate it if anybody can tell me the stated goal was for the New York State Attorney General's investigation into eAppraiseIt and Washington Mutual and was it achieved?

Larry, I did not state the review appraisal was not signed. I simply said that the lender did not provide me with the signature page. The review appraisal was probably 10 pages; the lender sent me only two; the sales grid and an addendum. I have requested the entire review to be sent to me. A month later and I still have not gotten at copy of the review in it's entirety.
