Here in Washington State, most of teh counties have all of their sales data available on line in XL form... for FREE!!!! You have to call each assessor and ask 1) if they have that service available, and 2) what the link is. You won't find the downloads by searching.

Go to the 'Net and google DONTHEAPPRAISER and download his free MC program and instructions, check and see if any or all of your MLSs are mentioned. Call or e-mail him, he has spent a lot of time developing his programs and donates them to our trade. Take heed of Cynthia's comments, too. Since USPAP became the enforcement tool, an appraiser needs to define the source of their data. When you become proficient in 1004MC charting , you can provide the service to agents to use in their listing and sale presentations (for a fee). They may even be amenable to letting you use their MLS data.

Hi Michelle
I dont know how our MLS systems are since I do not work your area. I cannot imagine in this current time doing work without having access to the local MLS. How do you get interior information on the homes to compare them? or find out about concessions? or who the agents were? Many years ago before MLS allowed appraisers to have listing data (yes, I'v been doing this since the dark ages) it ment aligning ourselves with local agents that would let us use their MLS but now we have to have so much more data to do our jobs that could be more difficult as it is not just a quick pull of some comps.
