Why don't you KNOW if your appraisals "conform to USPAP"? If they don't, and you aren't a State-licensed/certified appraiser, you're okay. If they don't, and you ARE a State-licensed/certified appraiser, you can expect to meet the State Appraisal ...

Victor The appraisal needs to be done on a GPAR form NOT a 1004 as they can only be used for lending. The General Purpose Appraisal Form allows you to up in your own scope of work and intended use and users.

Iam at the opinion that my appraisals do NOT conform with USPAP standards, what type of comment can I add to the appraisal that this is for consulting purpose only and not an estimate of value... so the assessor cant refer my appraisal to the Stat...
