I'm requesting that all Real Estate Professionals support appraisers in getting HVCC repealed. An amendment to eliminate HVCC is located inside the Consumer Financial Agency Act of 2009, soon to be discussed in the Senate. Please tell your Senators about any of your own negative experiences with HVCC. Experienced and dedicated appraisers are being driven out of the business, and in most cases being replaced with inexperienced and underpaid appraisers and unlicensed sweatshop employees.
Ideas of…

Recently completed REO report in rural area where typical marketing time is over 180 days. The REO addendum limits the "as is" value to 120 days market exposure. Should this "as is" value" on the 1004 URAR report be discounted when in this type of market or should it always be the same as the value indicated in the 1004 URAR. The 1004 URAR market value has the 180+ days box checked and the comparable sales used as well as other sales in the area had a median days on market of about 225 days. The…

Appraisers need to contact their senators, and tell them to vote to dumb HVCC, when the Consumer Finance Bill reaches the senate. The time for complaining is over folks. We may only get one shot at this. Tell them how lender pressuring has shifted from the lenders to the appraisal management companies. Tell them how the greedy appraisal management companies are stealing our profits, and putting every decent and ethical appraiser out of business, ran out by those who would set up illegal sweat sh…

This was forwarded to me yesterday, and I thought I would share this with all of my friends since most of you have a website of your own. This is the top magazine for people with a website, and they are giving away subscriptions to boost their readership. The free subscription is the one on the right side of the web page below:

Can an FHA appraisal be started if one shows up at the home and the water connection was shut off? Can the report be submitted to the client subject to the water being turned on subject to a final inspection to insure all toilets is flushing, and that the mechanical system is working properly?

That was her reply. Then she gave me an incredulous look. Apparently, one of us had no idea about what happened last night.
My headache kept me from recalling the events last night. I was at a friend’s home when I met her. Nathan, my dorky roommate, was talking about custom essays. Some visitors were turned off; they wanted a good time so they went to other circles. Not her though.
“
Custom essay,” she said. She said it in a different way. She was staring…

If there is one thing I dread about the
thesis, that is the defense part. Who would not be afraid of a panel of professors who may butcher your thesis?
The defense is the oral part. Many possible disasters may occur amid your “speech” (when deep inside you feel like you are tied to a noose). Some may stutter, mispronounce words, suffer from mental block, or worse, barf. I have heard many horror stories about the thesis defense and I would never ever…

I was hoping that Appraisers Watercooler would be a big success, attracting many to sign-in and leading to interesting discussions about contemporary issues truly needing addressed. AW has stalled. It has now deteriorated into an unnecessary and technical discussion by a few chattering (twitting? tweeting?) how to complete the 1004MC using homemade troublesome programs.
If a residential appraiser subscribes to a decent MLS and subscribes to a decent appraisal software provider, there is simply n…

I have always wanted a quick and clever response to those rude borrowers who ask, "How Many of these appraisals do you do in one day?" Of course they are trying to determine just how much money we make. They think the entire appraisal process takes the 30-60 minutes that they see us on site.
How about it fellow appraiser. What's you best response?
Thanks!

Hi Everyone,
Just wanted you to know there is an easy way to search and save a spreadsheet using the Paragon 4 system for David Braun's Total Solution program. Here are some instructions on how to do it:
GSMAR & Morristown MLS Spreadsheet Searches
Conduct a residential search
On the STATUS option choose all of the options (This will allow you to only have to do one search)
Choose other criteria as needed: Area, Type, year built, etc.
(Do NOT put in a closing date range)
Go to the bottom o…

Hi everyone:
If you're like me, you've been through a lot of ups and downs this past year. And you're most likely a little fearful of what the future holds for our profession, especially if your major source of income is residential appraising. As for me, I've always had a diversified practice, including commercial and litigation work, as well as real estate sales, among other things. But if your strictly a residential appraiser, your options are more limited.
Even for me, however, I don't wan…
