I'm requesting that all Real Estate Professionals support appraisers in getting HVCC repealed. An amendment to eliminate HVCC is located inside the Consumer Financial Agency Act of 2009, soon to be discussed in the Senate. Please tell your Senators about any of your own negative experiences with HVCC. REO Addendum "market value based on reasonable market exposure" (not to exceed 120 days)

Recently completed REO report in rural area where typical marketing time is over 180 days. The REO addendum limits the "as is" value to 120 days market exposure. Should this "as is" value" on the 1004 URAR report be discounted when in this type of market or should it always be the same as the value indicated in the 1004 URAR. The 1004 URAR market value has the 180+ days box checked and the comparable sales used as well as other sales in the area had a median days on market of about 225 days. The… Continue

Stand Up or Shut Up - Call on your Senators to Repeal HVCC !!

Appraisers need to contact their senators, and tell them to vote to dumb HVCC, when the Consumer Finance Bill reaches the senate. The time for complaining is over folks. FHA Question

Can an FHA appraisal be started if one shows up at the home and the water connection was shut off? Can the report be submitted to the client subject to the water being turned on subject to a final inspection to insure all toilets is flushing, and that the mechanical system is working properly?
